PROSCRIBED METHOD: Any evidence of an inaccuracy on this website must be provided to the Owner (see contact information) in writing. Written communication must be RECEIVED by the OWNER by United States Postal Service - Return Receipt within the REVIEW TIME.
Evidence of proper REVIEW TIME. If User is a first-time visitor, evidence of being a first-time visitor must be provided. Evidence of First-time visitor includes a release of information by the User's primary and secondary internet providers and cellphone records. If the user has internet access through his/her employer, the employer must also release the User's internet use records. Failure to do so will make the REVIEW TIME the earlier of the two possible cutoff times. Any information sent by private carrier will not be accepted.
The User agrees to allow for the Owner to review the corrections and the evidence thus provided in a reasonable amount of time. The typical research time is 90-270 days. If the user has not been notified of a change within 180 business days of delivery of the information, the user agrees to resend the information with the original return receipt via the same method as described above. At that point, the expedited research time will be occur in 30 business days.
The user agrees to be responsible for providing 100% accuracy of information to the owners of the website. It is the user's responsibility to send this information to the Owner contact. Such information includes but is not limited to records of transactions in which the user was involved, HUD settlement sheets, commission checks, listing agreements, complaint filings and responses.
Users understand that this website may choose to publish, at website owner's discretion without penalty, any written communication from any users or from anyone who has read the proprietary content posted on this site. The user waives all rights regarding information sent.

User agrees that any legal complaint against Owner must be preceded by an arbitration hearing. User agrees to allow the Owner to choose a related or unrelated third party, whose ruling shall be binding on both User and Own. The hearing will be conducted in St. Louis, MO or other venue of the Owner's choosing. The User must appear in person. The User must pay, in advance, for the cost of the hearing, including the Third Party fees. A hearing can be expected to cost $1,000 plus room rent and copies. The User must submit an electronic copy of the User's evidence presented to the Committee at least 30 days before the scheduled hearing. The User must pay for Paper copies to be made to up to 20 committee members. Copies will be made in color and charged at $1.00 per page. The User agrees that the Third Party's ruling is binding on the User.
